You don’t need to have a cellar to create a basement. Constructing a basement adds unlimited living space and value to your home, but first we would suggest you do a few prelimiaries:

1. Call your local authority to discuss your ideas to find out if they will give you permission to make changes to the property (especially lightwells)?
2. If you own a leasehold property, you must obtain permission from the freeholder.
3. Get some opinions. If your neighbour has had a basement constructed why not pop in and ask to see theirs and hear their opinions. Most people love to show them off!

Be prepared, basement excavation and construction involves a lot of work and can prove costly. Although side returns, rear extensions and loft conversions are generally cheaper (per square foot) basements do provide you with more creative scope.
To give you an initial quotation we will need to meet you at the property to talk through your requirements and take measurements to enable us to calculate costs in more detail.

Following this we will prepare a detailed quotation using the following information:
1. Production of architectural drawings and details
2. Assessment of the structural loads and calculations
3. Resolution of any issues associated with party walls or adjacent buildings
4. A ground investigation usually comprising the excavation of trial pits

With planning permission granted, party wall agreements (if required) in place and confirmation that the necessary funds are set aside for full contract works to be carried out we will be ready to start. As with refurbishments we will meet at least once a week on site with your architect and surveyor. We will also be liasing regularly with your local building control inspector, who will be inspecting the works being carried out at each stage of the build. At each stage he will need to be satisfied before finally giving the works final sign off.
